For an under-construction home, involve your automation partner twice: once before conduiting to mark the electrical drawing, and once after painting to install and commission. In between, your builder's electrician does the wiring to a written load and conduit schedule. This sequence adds no time to the construction programme.

Ask for neutral wires, split lighting circuits, deep boxes, network conduits and a utility cabinet — five line items they can price and execute. Avoid asking them to supply or warrant the automation hardware itself; keep that scope with your automation partner so accountability stays clean.

No, if the drawing markup happens before conduiting. The wiring is done by your existing electrician as part of normal work, and device installation happens after painting when the site is otherwise idle.
Let the builder's electrician do the wiring against a written schedule from your automation partner. Keep device supply, programming and warranty with the automation partner so responsibility is not split.
That is fine. Infrastructure decisions — neutrals, circuits, network, box depth — are independent of interior style and can be locked in first.
